Frequently asked questions

  • How much is rent for these properties?

    Each place is different, as prices generally range from $350 to $500 a person, depending on how many tenants and the location.

  • When is the rent due?

    Rent is due 1st of each month

  • Is there a penalty/fee if the rent is late?

    Yes $50

  • How long is the lease?

    1 year lease begins Aug. 1st and ends July 31st

  • What utilities are included in the rent?

    Water, gas, electric, and trash

  • Are there laundry facilities in the building?

    Yes, laundry machines are provided in each facility or house, usually located in the basement or dedicated laundry room. They are not coin operated, so free to use as included in the rent.

  • If someone moves out, how will the remaining roommates pay the difference?

    As per the lease agreement, either the other tenants need to pay the left over portion or you find a replacement roommate.

  • What is the penalty for breaking the lease?

    Lease obligation needs paid in full

  • How and when is the deposit refunded?

    A security deposit statement is issued within 30 days of moving out detailing the security deposit amount returned.  Any damages or excessive cleaning needed to the unit will be deducted from the security deposit

  • Should all roommates sign the lease?

    Yes

  • How much is the deposit?

    Equal to one month’s rent or the one month per person price

  • Is there parking available on the street, parking lot, or garage?

    All of our properties have private parking lots. There is no extra fee for parking as it is included in the rent.

  • Is there a cost for parking or is it included in the rent?

    Included in rent

  • Are pets allowed?

    Yes, but depends on the type of pet. Please note there is a one-time nonrefundable $250 security deposit for anyone with a pet.

  • May the property be altered (painted, new carpet, etc.)?

    No

  • Can I hang pictures on the walls?

    Anything that leaves holes or damages walls is subject to security deposit damage fees, so we will fix any damages and deduct that from the security deposit. So yes it’s allowed, but students need to understand the potential damages and subsequent charges.

  • Under what circumstances may the landlord enter your apartment?

    In an emergency that is known or with 24 hours notice. 

  • How are maintenance concerns handled?

    Students will report any issues to me on the main site email or phone number and we will set up a service call.

  • What is the turn-around time for getting a maintenance problem corrected?

    Sometimes immediate…depends on the nature of the repair.  Most cases 24 to 48 hours

  • Is subletting permitted?
